As a 40 year serious collector with an obsessive compulsive disorder for truly high grade comic books I base my strict grading on one THING, Can the book pull the said grade from Third Party Graders Like CGC, PGX and CBCS. Ive submitted many books for grading and I have also cracked out plenty of CGC and CBCS books for my personal collection over the years.

*  Here's a decent copy of this classic X-Men Annual.  A tough call on the book as it displays pretty nice with some moderate wear. There is a bit of spine and cover wear, but the book is pretty solid over all with no creases on the front and only a diagonal print fold on the back cover top left corner area.  I believe the book is probably in the 5.5 - 6.0 FN range with most grading companies.
