Up for your viewing pleasure and consideration is this Namour Sub Mariner Annual #3 from 1993. The book original came poly bagged but has been removed to help avoid the Crease lines from the bag. This one isn't too bad with just a hint of printer crease on the back. The book I believe is a 9.0 VFN/NM with most any grading company. The book will come with the original promo card as well.
